The Flat Fee MLS Listing

MLS, or multiple listing services, are used in the real estate business and are databases that store information about properties and houses available for purchase on the market.  These MLS listings showcase various properties online to a combination of buyers, agents, and others who are actively watching the market online.

How to get a flat fee MLS listing

First, one requires a flat fee MLS listing service that can assist in securing a flat fee MLS listing for the property owners. A flat fee MLS listing service, unlike the licensed real estate agents, has certain limitations. For example, its only responsibility is to list the property on the MLS. For this service the flat fee MLS listing service charges a flat fee for the MLS listing, which is most often paid in one installment.  The extra promotion gained by being listed on the MLS is a bonus to the seller for a much lesser fee than the traditional real estate agent’s commission.

The number of Internet consumers increases every day and there is no exception when it comes to smart real estate buyers shopping online.  While most won’t actually purchase a home online, they will use the Internet – and the MLS listings – for thorough evaluation and decision-making. Many buyers prefer to browse through the MLS listings to locate properties, which they favor.  This helps to eliminate the time-consuming effort of visiting numerous properties only to discover that they don’t match the desired criteria.  Using the MLS, the smart consumer can make a list of the most preferred listings first and waste less time with visits.

Flat fee listing on MLS Canada

A flat fee listing on MLS Canada is a helpful tool for those people in the market to sell their home using a For Sale by Owner (FSBO) process. Using a flat fee MLS listing service allows owners to sell their homes without the use of a real estate agent, but still have their home listed on the MLS. The MLS, which stands for multiple listing service, was once closed to everyone except real estate agents. And since the MLS was the primary medium for advertising one’s home to buyers, it was necessary to engage an agent in order to have an equal opportunity to sell your home. Now, however, anyone can list a home on the MLS.

In the traditional set up, a realtor would provide a number of services to the seller, including completing research and review of comparable properties, setting the sale price, advertising the home, arranging viewings, and negotiating the final deal. As compensation for these services, real estate agents are able to demand a percentage of the final sale price as commission. However, some sellers felt perfectly comfortable performing these tasks themselves, and didn’t want to carve a commission out of their profits. This is where a flat fee listing service is useful. Sellers simply pay the service for a flat fee listing on MLS Canada and handle the rest of the details themselves.

Since the change to the rules governing listing on the MLS, there has been a upward trend in the number of sellers opting for an FSBO arrangement. Because it is now simple for homeowners to get a flat fee listing on MLS Canada, they are able to have their homes advertised as broadly as those homes using an agent, while avoiding costly commission fees. With a flat fee MLS listing service there is one fee up-front, regardless of the final sale price of the home.

How to obtain an FSBO MLS listing Quebec

For years, the only way a seller could get his home listing on the MLS (multiple listing services) was by engaging the services of a real estate agent. This agent would charge a commission as compensation for his/her services, which was typically a percentage of the sale price of the home. What this meant was that sellers were sometimes spending a significant portion of their profits in order to cover the realtor’s fee. Some sellers now are opting to sell their homes without the assistance of a realtor, using a For Sale by Owner (FSBO) process. This process allows sellers to sell their homes themselves, without the use of a real estate agent.

How does the FSBO process work? For Sale by Owner means precisely what it sounds like: a home is for sale by the owner, without a real estate agent. That means the owner is responsible for all of the marketing, price setting, showing of the home, and negotiating the sale deal on his own. In order to get his listing in front of prospective buyers, a seller might opt to work with a flat fee MLS listing service. A FSBO MLS listing Quebec, for example, would list all of the pertinent features about the home so that buyers can decide whether or not they’re interested. Since the MLS is the most popular place for buyers to find homes for sale, it is highly recommended that sellers work with a flat fee MLS listing service in order to obtain their FSBO MLS listing Quebec. The flat fee MLS listing service will charge a one-time flat fee for listing the home, rather than the costly commission charged by a traditional real estate agent.

Flat fee MLS listing service for Toronto

A recent survey in Toronto showed that about 20-25% of homes are sold in the traditional model using real estate agents. Instead, it is becoming increasingly popular to opt for free FSBO Tornto listings. For Sale by Owner (FSBO) listings mean that the seller puts their home up for sale themselves, rather than using the services of a real estate agent. Sellers can use a flat fee MLS listing service to promote the sale of their homes, and then negotiate sale directly without incurring the expense of a costly realtor. Using a free FSBO Toronto listing, sellers can get their home listed on the MLS and in front of potential buyers. Then buyers can view the listing and get in touch directly with sellers, therefore eliminating the need for a real estate agent on either side of the equation.

Agents who provide a flat fee MLS listing service are also known as flat fee brokers. They charge a flat fee to list a property on the same MLS listings used by realtors. They do not charge a commission like realtors. If the buyer is also operating without a realtor, both sides save money since no commission is required.

It is true that a seller using a free FSBO Toronto listing will need to do the legwork themselves to sufficiently promote their listing through the flat fee MLS listing service, since this is the primary way for potential buyers to find the home. Listing all pertinent details of the home is important to make the free FSBO Toronto listing as complete as possible. This will give potential buyers the information they need to determine if they are interested in a particular home. A flat fee MLS listing service can help the seller gain the attention of prospective buyers, but it is also important to price the home right and keep it in tip-top condition for any viewings by interested parties. Since the services of a realtor are not being used, it is the job of the seller to market their listing and negotiate their sale price.

How to list your home on MLS without a realtor in BC

In order to increase profits on home sales, many Canadians are considering selling their homes without the assistance of a real estate agent. It can be a great way to save money, but remember that it will take some of your own research and a bit more of your personal time than working with a realtor. In addition, some “for sale by owner” (FSBO) listings have needed to lower their prices below the going rate in order to sell their home. However, if the commission you would’ve paid to a realtor was $20,000 and you only needed to lower your price by $10,000, then you’ll still come out ahead. Having that flexibility in selling price (which you wouldn’t have if you needed to sell your house for enough to cover both your own remaining mortgage and a realtor’s fee) can work to your advantage.

Setting your own price can be a tricky undertaking. You’ll want to take a look at the asking prices of other similar homes in the same area. Be sure to check how long homes have been on the market. If a home has been for sale for quite a while, it could be that the asking price is set too high.

In the past, one of the disadvantages to selling a home without a real estate agent was lack of exposure from not being listed on the MLS. That’s changed now, and anyone can list on the MLS. There is no longer the need for a real estate agent. You’ll definitely want to list on the MLS to ensure that your home listing is seen by as many potential buyers as possible. But how to list your home on MLS without a realtor in BC?

Using a flat fee brokerage firm like isellmyhome.ca can help tremendously in this regard. A flat fee brokerage firm can answer all of your questions about how to list your home on MLS without a realtor in BC. A flat fee brokerage firm like isellmyhome.ca can help you list on the MLS, and will also provide a for sale sign, a broker consultation, and a marketing website and video commercial for your home.

Calgary’s Housing Prices Continue to Decline

Recent numbers from the Calgary Real Estate Board (CREB) state that the average price for a home in Calgary is $408,637. This is the fourth month prices have been in decline in the city. In fact, the prices continue to hover at nearly 11% below their highest point in August of 2007.

CREB sees these “low” prices as a plus for the city. While most other Canadian cities (Toronto and Vancouver in particular) are experiencing rapid increases in housing prices, Calgary’s average prices continue to decline making it one of the most affordable areas for buying a home in the country. According to the CREB, a wide selection of homes at all prices are available for buyers to choose from.

An average single family home in Calgary was $453,969 in August, and increase of only 1% from the same time last year. Condo prices, however, are down 0.3% from last year, with an average price of $285,487. Specifically, half of the single family homes sold in the past year were less than $400,000, while condos priced below $200,000 rose in sales. In addition, homes over $700,000 rose to 948 (from 779 over the previous 12-month period). This points to a boost in both entry-level condos and luxury homes, thanks to the relative affordability and stability of prices in Calgary.

It is believed that the city’s employment rates and income levels will increase due to the expanding energy sector, and lead to an expansion in the resale market. High downtown vacancy rates common in Ontario small towns

A number of small towns in Ontario are experiencing high vacancies in their downtown areas.  The trend is primarily due to development in other areas of towns without consideration for the impacts on historic downtown districts. As new areas are developed, the concentration of shoppers sprawls or gets refocused entirely on the new areas. Retailers in historic downtowns see their revenues drop and relocate to more popular areas or, sadly, go out of business.

Gravenhurst is one such town with an ailing downtown area. With many businesses moving away from the downtown core at the same time the real estate market was facing a downturn, vacancy rates are piling up. Also contributing to the problem is limited parking in the area, making shopping inconvenient for customers. As a result, a large portion of the town’s main street is on the market for a total of over $3 million in asking prices. Many of the buildings are old and will require that new owners spend additional funds to retrofit the structures.

Facing these challenges, the town applied for – and recently learned it will receive – $88,000 from Ontario Rural Economic Development Program to help fund a staff position that, when filled, will guide Gravenhurst through a revitalization strategy aimed at making the town a year-round tourism destination.  The revitalization efforts, it’s hoped, will counter years of neglect and create a location where businesses want to be tenants.

A thriving downtown could mean that residential property values will soon be on the rise, making now a prime time to buy homes in the area. By the same token, homeowners in the area who are thinking of selling may wish to wait out the year in anticipation of a higher list price. Knowing how to list on MLS for free Ontario will avoid costly realtor fees and earn sellers an even better profit. A flat fee listing service like isellmyhome.ca can guide homeowners through how to list on MLS for free Ontario. In addition to a flat fee listing, sellers using isellmyhome.ca will also receive a for sale sign, a broker consultation, a website for their home, and a video commercial for their home.

Setting up a flat fee MLS listing Quebec

It was decided in a recent Quebec court case that a real estate agent can still be entitled to a commission if a home sells shortly after the real estate’s contract expires. In the case in question, the real estate agent had a 6-month contract with the seller, during which time she presented two offers to purchase. The offers – from the same potential buyer – were for $1.2 million and $1.3 million, but both were rejected. The real estate agent’s contract with the seller expired and was not renewed.

Shortly thereafter, the seller accepted an offer of $1.275 million – with fewer conditions – from the same potential buyer. The seller had only days earlier entered into contract with a new real estate firm will a significantly lower commission.

The original realtor sued, claiming that she was responsible for the eventual sale as she had been the one to bring buyer to seller and together. She alleged that the agreement with the second real estate firm a convenient way to cut out the original realtor’s commission.

The seller filed a counter-suit, claiming that the trial had wasted time and caused stress. He requested $12,000 in restitution.

The judge decided in favor of the realtor, awarding $51,000 plus $6566 in taxes to the realtor’s firm, and dismissing the seller’s countersuit with costs.

In this case, it seems pretty clear that the seller was willfully cutting out the realtor’s commission while enjoying the fruits of her labor. Obviously, we don’t condone such behaviour. But it’s easy to understand why someone would want to avoid steep commissions.
